7 Things Pelican Marsh Sellers Rarely Hear

By Agnes Zak
Real estate, Pelican Marsh

I pulled every Pelican Marsh sale through October 12, 2026. One hundred ninety homes that actually closed, plus the 26 still sitting for sale right now. A few things in here surprised me. Most of them, sellers find out too late.

1. The market is balanced right now, not tilted toward anyone

At the pace homes are selling, it would take 4.9 months to move every home currently for sale in Pelican Marsh. Under 4 months favors sellers. Over 6 months favors buyers. At 4.9 months, neither side has a clear edge. That is a different conversation than the one most sellers walk in expecting.

2. Homes that sold fast got far more of their asking price

Homes that found a buyer in the first month got 96.7% of what they first asked. Homes that took over six months got 81.3%. That is a 15.4 percentage point gap. On a $900,000 home, that difference is not small. The price you set on day one shapes the outcome more than almost anything else you do after.

3. Nearly 1 in 4 homes for sale right now has already dropped its price

Six of the 26 homes currently for sale have already cut their price. That is 23.1% of everything on the market. The typical cut so far is $185,000. The largest single cut is $700,000, on Persimmon Dr. A price drop that size is not a small adjustment. It is a reset.

4. Arielle takes more than twice as long to sell as Ravenna

Inside Pelican Marsh, the neighborhood matters more than most people realize. The typical home in Ravenna sold in 48 days. The typical home in Arielle took 124 days. Same community, same gates, very different clocks. Where your home sits inside Pelican Marsh changes how long you should expect to wait.

5. The biggest homes sold the fastest

Homes between 3,500 and 5,000 square feet sold in a typical 51 days. Homes between 1,500 and 2,500 square feet took 72 days. The larger homes also closed at a higher middle price: $2,700,000 against $759,000. That is not a reason to expect a faster sale just because your home is large, but it is worth knowing the pattern before you set a timeline.

6. Season shapes the numbers more than sellers admit

In January 2026, the typical home sold in 16 days and got 95% of its first asking price. In May 2026, the typical home took 95 days and got 85.4%. That is the same community, five months apart. Pelican Marsh is a seasonal market, and the calendar is part of your pricing strategy whether you plan for it or not.

7. Rates are higher than they were a year ago, and that changes the buyer pool

The 30-year fixed rate averaged 7.40% as of October 8, 2026, up from 6.30% a year earlier, according to Freddie Mac's weekly rate survey. A buyer financing $800,000 is carrying a meaningfully different monthly payment than they would have a year ago. That does not stop sales in Pelican Marsh, but it does narrow who can move quickly and at what price.

The short list
  1. Supply is balanced. At 4.9 months of homes for sale, neither buyers nor sellers hold a clear edge right now.
  2. Speed costs you. Homes that took over six months got 81.3% of their first asking price. Homes that sold in month one got 96.7%.
  3. Your neighborhood matters. Arielle's typical sale took 124 days. Ravenna's took 48. Same gates, different market.

What to do with this if it is your home

If you are selling, the single most useful thing you can do is price it so it sells in the first month. The data is plain: homes that found a buyer in month one got 96.7% of what they first asked. Homes that sat past six months got 81.3%. The gap between those two outcomes is not the market. It is the price. With 23.1% of current listings already having dropped their price, and a typical cut of $185,000, starting too high is not a safe strategy here. At 7.40% (Freddie Mac), buyers are already stretching. They are not going to stretch past an overpriced home.

If you are buying, 4.9 months of supply means you have more to look at than a seller's market allows, and sellers are negotiating. The typical home sold at 92.8% of what it first asked. That gap exists, and it is real. But the homes that sell fast are still getting close to full price. If you find one priced right from day one, it will not sit long. The ones that have already dropped their price are the ones worth a harder look.
