City of Naples had fewer listings, but homes still took 117 days
The Real Estate Data Aggregator counted 298 homes for sale in ZIP 34102 during the three months ending July 31, 2026. That is down 12.6% from the same period a year before. Less competition for sellers. At least for now....
Fewer listings did not mean faster sales. The Real Estate Data Aggregator put the median days on market at 117 days. That is 36 days shorter than the same period in 2025, which is real movement. But 117 days is still a long runway. Buyers are comparing. Buyers are negotiating.
What the numbers show
More homes sold than a year before. The Real Estate Data Aggregator counted 129 closed sales, up 12.2%. New listings also rose, up 27% to 127. So supply tightened even as more sellers listed. More homes moved, and fewer sat waiting.
Price and negotiating room
The Real Estate Data Aggregator put the median sale price at $2,250,000, up 7.1% from a year before. That is a real gain. The average sale closed at 92.5% of list price, up 2.1 points from last year. Sellers are getting closer to what they ask. Still, 92.5% means there is room to negotiate. Only 2.3% of homes sold above list price.
Rates are not helping buyers
CNBC reported the average 30-year fixed mortgage rate at 7.45% on Thursday, September 24, 2026. That is a high cost to carry. Gaming rates is just like gambling. Nobody knows when they move, or which way.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. City of Naples ran well ahead of that. The Real Estate Data Aggregator showed a 7.1% gain in median sale price here over the same stretch.
What this means for you
If you own in the City of Naples, you have less competition than a year ago. Prices moved up. Pending sales held nearly flat: the Real Estate Data Aggregator counted 119, down just 0.8% from a year before. Demand did not collapse.
If you are buying here, 117 days is your friend. You have time. Use it. Sellers are still closing at 92.5% of list, not 100%. Bring a number with a reason behind it.
