City of Naples listings rose, but buyers still took their time

The number that matters most right now: pending sales in the City of Naples fell 16.4% for the three months ending August 31, 2026, according to the Real Estate Data Aggregator. More sellers showed up. Fewer buyers committed. That gap is the story.

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025 in September 2026. That is not a small thing. A rate crossing 7% changes what a buyer can afford, and it changes how long they think before they sign.

The Real Estate Data Aggregator counted 113 new listings in that period, up 18.9% from the same months in 2025. Pending sales came in at 92, down 16.4%. More supply, less follow-through. At least for now.

The Real Estate Data Aggregator shows the median sale price held at $2,350,000, up 1.6% from the same period last year. Prices did not fall. But 115 homes sold is down 2.5% from 2025. Fewer closings, slightly higher prices. Those two things can coexist for a while.

Homes are sitting longer, but not as long as last year

The Real Estate Data Aggregator put the median days on market at 124 days. That is a long time. It is also 27 days shorter than the same months in 2025. So things moved a little faster, even if they did not move fast.

Only 5.4% of homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That is down 1 point from last year. Quick sales in the City of Naples are rare. They got a little rarer.

What sellers are actually getting

The average sale price came in at 92.6% of list price, up 2.5 points from 2025, per the Real Estate Data Aggregator. That is movement in the right direction for sellers. Still, getting 92.6 cents on the asking dollar means list price and sale price are not the same number.

Only 1.7% of homes sold above list price, the Real Estate Data Aggregator shows. Up 0.8 points from last year. That is progress. It is also a small share of a small market.

A note on what the City of Naples is

The City of Naples is a specific legal municipality, west of U.S. 41. It is close to the beach. There are no gated communities here. Most original homes have been torn down and replaced. Neighborhoods like Park Shore, the Moorings, Coquina Sands, Aqualane Shores, and Port Royal sit inside or near this boundary. Aqualane Shores and Port Royal are mostly waterfront with boat access.

This is not the same market as communities east of 41. Those are unincorporated Collier County, with gated communities, golf communities, and larger lots. They carry a Naples mailing address but operate under different rules and different tax structures. Do not compare them as one market.

The wider picture

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% from the prior month in July, seasonally adjusted. The City of Naples median price rose 1.6% over the same stretch. Local and national moved in the same direction, though at different scales.

Realtor.com reported rates topping 7% in September 2026. That is the national rate environment buyers in the City of Naples are working inside. It does not disappear because a property is priced at $2,350,000.

In short
  1. In the City of Naples, for the three months ending August 31, 2026: more listings came in, fewer buyers committed, prices held, and homes took about four months to sell.
  2. The Real Estate Data Aggregator counted 280 homes for sale against 92 pending sales.
  3. That is a lot of inventory waiting on a smaller pool of buyers.

These numbers cover a ZIP code. One street inside that ZIP can read very differently from the whole. A block near the water, a block further in, a single-family home versus a condo in the same building name: none of those are the same market.
