Homes moved faster in City of Naples, but not many sold over asking

By Agnes Zak
Real estate, City of Naples

Homes in the City of Naples are spending less time sitting. That is the clearest change in the numbers. But faster does not mean frenzied, and the rest of the data is honest about that.

The Real Estate Data Aggregator counted a median of 124 days on market for the three months ending August 31, 2026. That is 27 days shorter than the same period a year before. Shorter than last year, yes. Still four months, though.

Rates climbed back over 7%

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That is the backdrop for every number below. Buyers are still writing offers, but the rate is a real weight on the decision.

Almost no one paid over asking

The Real Estate Data Aggregator put the share of City of Naples homes that sold above list price at 1.7% for the three months ending August 31, 2026. That is up 0.8 points from a year ago. It moved in the right direction. At least for now....

The average sale price came in at 92.6% of list price, according to the Real Estate Data Aggregator. That is up 2.5 points from the same period last year. Sellers are closing closer to their ask. Not at it, but closer.

More homes came to market, fewer went under contract

The Real Estate Data Aggregator counted 113 new listings in the three months ending August 31, 2026. That is up 18.9% from a year ago. More choices for buyers.

Pending sales tell a different story. The Real Estate Data Aggregator counted 92 pending sales, down 16.4% from the same period last year. New listings went up. Pending sales went down. That gap is worth watching.

Only 5.4% of homes went under contract within two weeks of listing, per the Real Estate Data Aggregator. That is down 1 point from a year ago. Quick sales happen here, just not often.

The median price held, barely

The Real Estate Data Aggregator put the median sale price in the City of Naples at $2,350,000 for the three months ending August 31, 2026. That is up 1.6% from a year ago. It held. At least for now....

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. City of Naples came in below that national pace at 1.6%. Not a drop, but not leading the country either.

What this means if you are pricing or bidding

Homes are moving faster than last year. That is real. But 7.5 months of supply, per the Real Estate Data Aggregator, still gives buyers room. This is not a market where buyers have to chase every listing.

For sellers: more competition arrived. New listings rose 18.9%. Pricing matters more when buyers have more to choose from.

For buyers: rates above 7%, per Realtor.com, are the real variable. Trying to time a rate move is like gambling on a number. The home is the decision; the rate is the condition you work with.

In short
  1. City of Naples homes sold faster in the three months ending August 31, 2026, and the median price held.
  2. But pending sales dropped, almost no home sold above asking, and rates are back above 7%.
  3. The market moved.
  4. It did not sprint.
