Inventory fell across North Naples while pending sales kept rising
The one fact that changes what you do next: inventory across North Naples dropped 23.5% to 1,086 homes, while pending sales rose 13.1% to 716. The Real Estate Data Aggregator counted both for the three months ending July 31, 2026. If you are selling, fewer listings around you help. If you are buying, the pool is thinner than it was a year ago. At least for now.
Rates are not helping buyers. Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. CNBC reported that mortgage rates hit their highest level in three years, above 7.5%, around the same time. Buyers are moving anyway, which is the more interesting part.
Each ZIP code tells a different story
North Naples is not one market. It runs from Pelican Bay and the communities along the coast in 34108, through the gated and golf communities of 34109 and 34119 east of U.S. 41, out to the communities further north in 34110. The numbers below show how different one ZIP can be from the next.

34108: Pelican Bay and the coastal communities
The Real Estate Data Aggregator counted 181 homes sold in 34108 for the three months ending July 31, 2026. That is up 14.6% from the same months of 2025. The median sale price was $1,055,000, down 9.4% from a year before. Prices dipped. Sales rose. Those two things can both be true at once.
Homes here sat on the market a median of 112 days, 17 days longer than a year ago. Inventory fell 25.8% to 299 homes. Pending sales rose 29.5% to 158. Sellers have less competition. Buyers have less to choose from. The sale-to-list ratio came in at 93.3%, up 1 point from last year.
34109: gated communities between 41 and I-75
34109 covers gated communities east of U.S. 41, including golf and non-golf communities. The Real Estate Data Aggregator counted 169 homes sold in the three months ending July 31, 2026, up 17.4% from a year before. The median sale price was $635,000, nearly flat, down just 0.8%.
Median days on market was 77 days, 7 days longer than a year ago. Months of supply dropped 1.8 months to 3.7. Pending sales rose 29.3% to 159. Nearly 1 in 7 homes, 14.5%, went under contract within two weeks of listing.
34119: gated communities west and east of I-75
34119 is the busiest ZIP in this group. The Real Estate Data Aggregator counted 250 homes sold in the three months ending July 31, 2026, up 13.6%. Median sale price was $666,000, down 2.4%. Days on market came in at 77, but that is 12 days shorter than a year ago. That is the only ZIP here where homes are selling faster than last year.
16.1% of homes went under contract within two weeks of listing, up 5.1 points from a year before. Months of supply fell 1.8 months to 3.7. Pending sales rose 11% to 243. Communities here range from golf to non-golf gated, and the buyer mix shifts depending on which one you are in.
34110: the biggest price jump in North Naples
34110 had the largest price move of any ZIP here. The Real Estate Data Aggregator put the median sale price at $815,000 for the three months ending July 31, 2026, up 39.3% from a year before. Homes sold rose 31.1% to 177. Days on market fell 16 days to 87. Inventory dropped 21.5% to 285 homes.
One number cuts the other way. Pending sales in 34110 fell 7.7% to 156. Every other ZIP in North Naples saw pending sales rise. That is worth watching as season approaches.
What rates are doing to the picture

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. North Naples prices moved differently by ZIP, some up, some down. National numbers and local numbers are not the same thing.
Season is coming
These numbers cover the three months ending July 31, 2026. That is off-season in North Naples. Many gated and golf communities here are quiet in summer and full by January. Listings tend to pick up in the fall. Competition among sellers usually rises with them. The inventory drop you see now may look different by February.
