Supply dropped 2.4 months from a year before, according to the Real Estate Data Aggregator. Six months is the old rule of thumb for a balanced market. At 3.4 months, sellers carry more of the advantage. At least for now.

Rates are still the weight on the scale

Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. That is not a small number. It shapes what a buyer can afford, and it shapes how many sellers are willing to move at all.

Price: the one number that cut the other way

The Real Estate Data Aggregator put the median sale price in 34119 at $655,000 for the three months ending August 31, 2026. That is down 5.8% from the same months in 2025. More sales, faster sales, and a lower median price. Those things can live together when buyers are negotiating harder on individual homes.

The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026 nationally. This market moved the opposite direction over that same stretch, at least at the median.

What this means, depending on where you sit

34119 covers a wide stretch of unincorporated Collier County, east of 41. It includes gated communities, golf communities, and non-golf gated neighborhoods. Supply and price trends inside one development can look very different from the ZIP code as a whole.

Golf communities here carry mandatory club fees. Non-golf gated communities often do not. That difference affects carrying costs, and it affects who is buying and when. Seasonal patterns matter too. Many of these communities are quieter in summer and more active once season starts.
