Here is the part that matters most if you are selling. The Real Estate Data Aggregator shows the median days on market was 130 days. That is 13 days longer than the same period in 2025. Supply got tighter. Homes still sat.

More homes sold than a year ago. The Real Estate Data Aggregator shows 157 closed sales, up 34.2% from 2025. Pending sales reached 150, up 20%. Buyers showed up. The market is not stuck. But 130 days is still a long time to wait for a contract.

Price is where the story gets complicated

The Real Estate Data Aggregator put the median sale price at $1,000,000 for the three months ending August 31, 2026. That is down 13% from the same months in 2025. Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Pelican Bay and Pine Ridge moved the other way.

Homes sold for an average of 93.2% of list price, according to the Real Estate Data Aggregator. That is up 1.4 points from 2025. Small progress. Still, a gap of nearly 7% between list and sale is real money at this price level.

Almost no one paid over asking

The Real Estate Data Aggregator shows 1.3% of homes sold above list price. That is 1.3 points higher than 2025, which means almost nothing sold above ask last year either. This is not a market where buyers are bidding up prices. Not right now....

Only 12% of homes went under contract within two weeks of listing, per the Real Estate Data Aggregator. That is up 3.2 points from 2025. A few homes moved fast. Most did not.

Rates are not helping

Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. The 15-year fixed averaged 6.60%. Those numbers affect what buyers qualify for. At a $1,000,000 price point, that is a heavy monthly payment. It slows decisions.

The Federal Reserve set its benchmark rate at 3.75% to 4% in October 2026, according to CNBC. That range shapes what lenders charge. Mortgage rates follow their own path, but they do not fall far when the Fed holds steady.

What this means for Pelican Bay and Pine Ridge specifically

Pelican Bay is not a typical Naples neighborhood. Residents have private beach amenities, including two restaurants, beach chair service, and a tram to the beach. Those are resident-only. That drives demand in a way a number cannot fully show.

Pine Ridge sits east of 41, in unincorporated Collier County. Larger lots, no gates, no mandatory club fees. It draws a different buyer than Pelican Bay. The two areas share a ZIP code, but they are not the same market.

These are also summer numbers. The three months ending August 31 are off-season here. Snowbirds are gone. Listings are quieter. Winter will look different. It usually does....

In short
  1. Inventory dropped sharply.
  2. Sales volume rose.
  3. But the median home still took 130 days to sell, and the median price fell 13% year over year.
  4. Supply and demand moved in the right direction.
  5. Price and patience still do the work here.

One street inside Pelican Bay or Pine Ridge can read very differently from the ZIP code as a whole. A condo in a Pelican Bay high-rise and a Pine Ridge acre lot are not the same story. The numbers above cover both.
