Inventory fell while sales rose in Pelican Bay and Pine Ridge

Nationally, Realtor.com counted active listings topping 1.16 million homes in September 2026. Pelican Bay and Pine Ridge moved the other way. The Real Estate Data Aggregator counted 261 homes for sale in ZIP 34108 for the three months ending August 31, 2026. That is down 28.9% from the same months in 2025. At the same time, 157 homes sold, up 34.2% year over year. Less competition for sellers. At least for now.

Price came down. Volume went up.

The Real Estate Data Aggregator put the median sale price in ZIP 34108 at $1,000,000 for the three months ending August 31, 2026. That is down 13% from the same period in 2025. More homes sold at a lower median. Both things are true at once.

Homes are taking longer to find a buyer.

The Real Estate Data Aggregator recorded a median of 130 days on market for the three months ending August 31, 2026. That is 13 days longer than the same period in 2025. More homes sold, yes. They still took time. This is not a place where listings disappear overnight.

Almost no homes sold above list price.

The Real Estate Data Aggregator found that 1.3% of homes in ZIP 34108 sold above list price for the three months ending August 31, 2026. That is up 1.3 points from 2025, but it is still nearly nothing. The average sale came in at 93.2% of list price, up 1.4 points from the year before. Buyers are negotiating. Sellers who price with that in mind are the ones closing.

A small share moved fast.

The Real Estate Data Aggregator found that 12% of homes in ZIP 34108 went under contract within two weeks of listing, for the three months ending August 31, 2026. That is up 3.2 points from 2025. It is still a small share. But it is growing. The better-priced homes are not sitting.

Fewer new listings came to market.

The Real Estate Data Aggregator counted 119 new listings in ZIP 34108 for the three months ending August 31, 2026. That is down 15.6% from the same period in 2025. Fewer sellers added to supply. Combined with rising sales, that is what pushed months of supply down to 5.1, a drop of 4.5 months from a year before.

What the national picture does not tell you.

Realtor.com reported that 20.8% of listings nationally had price reductions in September 2026, the highest share since October 2022. Nationally, supply is growing. Here, it shrank. Pelican Bay and Pine Ridge are not the same as the country. They are not even the same as the rest of Naples. East of 41 tells a different story from west of 41. A condo in Pelican Bay reads differently from a single-family home in Pine Ridge.
