More listings came on, but signed deals fell in the City of Naples

The City of Naples added more homes to the market in the three months ending August 31, 2026. Signed deals fell at the same time. That gap is the one fact that changes what a homeowner here should think about right now.

Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. That is not a small number. Buyers are still out there, but they are slower to commit. Signing a contract at 7.24% is a different decision than signing at 5%. At least for now.

More supply coming on while demand pulls back is a signal. It does not mean prices collapsed. The Real Estate Data Aggregator put the median sale price in ZIP 34102 at $2,350,000 for the three months ending August 31, 2026. That was up 1.6% from the same months of 2025. Prices held. For now.

The Real Estate Data Aggregator counted 115 homes sold in ZIP 34102 in the three months ending August 31, 2026. That was down 2.5% from the same period in 2025. Not a collapse, but not growth either.

Homes sat on the market a median of 124 days, according to the Real Estate Data Aggregator. That is 27 days shorter than a year before. Faster than last year, but 124 days is still a long time. Most sellers here are not in a rush, which helps. Most buyers know that.

The average sale price came in at 92.6% of list price, up 2.5 points from a year before. That means sellers gave up less ground than they did in 2025. Still, only 1.7% of homes sold above list price, the Real Estate Data Aggregator shows. Bidding wars are nearly absent here.

The Real Estate Data Aggregator found that just 5.4% of homes in ZIP 34102 went under contract within two weeks of listing, down 1 point from a year before. That number says most homes here take time. Pricing matters more than timing.

The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. The City of Naples came in at 1.6% over the same stretch. Slightly below the national pace, but the starting point here is $2,350,000. The math is different.

The City of Naples is west of 41. No gated communities, no golf fees, no large lots further east. What you get here is proximity to the beach, older streets that have mostly been rebuilt, and a very specific kind of buyer. That buyer is watching rates too.

In short
  1. The City of Naples had 113 new listings and only 92 pending sales in the three months ending August 31, 2026. More homes came on than signed deals went out.
  2. The median price held at $2,350,000, up 1.6%.
  3. Homes are selling faster than a year ago but still taking 124 days on average.
  4. One block reads differently from the ZIP code.
