North Naples moved more homes with fewer listings

By Agnes Zak
Real estate, North Naples

These numbers cover the three months ending August 31, 2026. That matters. This is off-season data. Fewer people are here. Fewer homes are listed. And yet the Real Estate Data Aggregator counted 731 homes sold across North Naples, up 23.5% from the same period in 2025. At the same time, the number of homes for sale fell to 1,008, down 23.8%. More sales, less supply. At least for now.

New listings also fell. The Real Estate Data Aggregator recorded 614 new listings across North Naples, down 7.1% from a year before. Pending sales were 682, up 10.5%. Sellers are not flooding the market. Buyers are still showing up. That gap is what changes the math.

Each area inside North Naples tells a different story

North Naples is not one thing. It runs from Pelican Bay and its private beach amenities near the coast, through gated golf communities like Pelican Marsh and Pelican Landing, out to the family-oriented gated communities further west of I-75 and east of I-75. The numbers reflect that range.

The Pelican Bay area: more sales, slower pace

In the 34108 area, which includes Pelican Bay, the Real Estate Data Aggregator counted 157 homes sold, up 34.2% from a year ago. That is the sharpest sales gain of any area here. But homes still took a median of 130 days to sell, 13 days longer than a year before. And the median sale price was $1,000,000, down 13% from 2025. More homes sold. They just took longer and closed lower. Pelican Bay is its own world: resident-only beach access, two beachfront restaurants, chair service, a tram. None of that is public. Buyers pay for it. But they are also negotiating harder.

West of I-75: the fastest-moving ground in North Naples

The 34119 area, which includes gated communities west of I-75 like Riverstone and Olde Cypress, had the most sales of any area: 249 homes, up 21.5%. Median days on market fell to 81 days, 15 days shorter than a year ago. That is the only area in North Naples where homes sold faster year over year. Months of supply dropped to 3.4. The Real Estate Data Aggregator also found that 19% of homes here went under contract within two weeks of listing, up 7.7 points from 2025. Not every home did that. But nearly 1 in 5 did.

Mid North Naples and the Bonita border: steady, not spectacular

The 34109 area, a mix of gated and non-gated communities inland from Pelican Bay, saw 163 homes sold, up 39.3%. Median days on market were 93, which is 21 days longer than a year ago. The median sale price was $620,000, nearly flat, down just 0.8%. Supply fell to 3.6 months. Pending sales rose 27%. The pace is still measured, but the pipeline is filling.

In 34110, which runs toward the Lee County line and includes communities like Mediterra and Talis Park, the Real Estate Data Aggregator counted 162 homes sold, up 5.9%. That is the smallest sales gain of the four areas. But the median sale price rose to $867,500, up 39.9% from a year ago. That is a large move. It may reflect a shift in what sold, not a broad price increase across the area. Days on market fell 26 days to 99. Pending sales were down 6.1%.

One large office sale, and what it signals

Gulf Shore Business reported on October 6, 2026 that Commerce Bank paid $24.1 million for FineMark Bank and Trust's North Naples office building. The building is 41,712 square feet, which Gulf Shore Business calculated at $560 per square foot. That is a commercial transaction, not a home sale. But large purchases like this do not happen in markets where people are leaving. At least that is one way to read it.

Mortgage rates are not helping buyers

Realtor.com reported that mortgage rates topped 7% in September 2026. That is the backdrop for every number above. Buyers are paying more to borrow. And yet sales rose. That says something about demand here. It does not say prices will keep rising. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% from June to July alone, seasonally adjusted. North Naples median prices moved differently by area, some up, some down. A national number and a local one are not the same thing.

What this means if you own a home here

Fewer listings and more sales usually narrow the gap between what a seller asks and what a buyer will pay. The Real Estate Data Aggregator shows sale-to-list ratios improved or held steady in three of four areas. But 130 days on market in the Pelican Bay area is still 130 days. And a median price down 13% in that same area is not a small move. The numbers across North Naples do not all point the same way. One street can read very differently from the area average.

In short
  1. North Naples sold 731 homes in the three months ending August 31, 2026, up 23.5%, while inventory fell 23.8%.
  2. The market is tighter than a year ago.
  3. Days on market got shorter in two areas and longer in two others.
  4. Median prices moved in different directions depending on where you are.
  5. Realtor.com put mortgage rates above 7% in September 2026. That is the environment buyers and sellers are working in, right now.
