North Naples sales rose even as listings fell
The Real Estate Data Aggregator counted 731 homes sold across North Naples in the three months ending August 31, 2026. That is up 23.5% from the same months in 2025. At the same time, homes for sale fell to 1,008, down 23.8% from a year before. More sales, less to choose from. At least for now.
The Federal Housing Finance Agency reported U.S. home prices rose 2.4% from August 2025 to August 2026. North Naples moved differently inside that national picture. Prices in three of the four ZIP codes here fell year over year. Sales still climbed. That combination is worth paying attention to.
What each ZIP code showed
These four ZIP codes cover different parts of North Naples. They do not all behave the same way. Here is what the Real Estate Data Aggregator counted for each one, for the three months ending August 31, 2026.
| 34108 | 34109 | 34119 | 34110 | |
|---|---|---|---|---|
| Median sale price | $1,000,000 | $620,000 | $655,000 | $867,500 |
| Price change, year over year | -13% | -0.8% | -5.8% | +39.9% |
| Homes sold | 157 | 163 | 249 | 162 |
| Sales change, year over year | +34.2% | +39.3% | +21.5% | +5.9% |
| Median days on market | 130 | 93 | 81 | 99 |
| Months of supply | 5.1 | 3.6 | 3.4 | 5.3 |
34108: Pelican Bay and the high end
The Real Estate Data Aggregator counted 157 homes sold in 34108, up 34.2% from a year before. The median sale price was $1,000,000, down 13% year over year. Homes here took a median of 130 days to sell, 13 days longer than the same period in 2025. Supply fell to 5.1 months, down 4.5 months from a year before. More buyers closed, but they paid less and waited longer.
34108 includes Pelican Bay, which has private beach amenities for residents: two restaurants, beach concierge, chair service, and a tram to the beach. That is unusual for this area. The beach itself is still public, but the amenities are not. That distinction tends to matter to buyers at this price point.
34109: gated communities and a faster pace
The Real Estate Data Aggregator counted 163 homes sold in 34109, up 39.3% from a year before. That is the largest sales gain of the four ZIP codes. The median sale price was $620,000, nearly flat, down just 0.8% year over year. Median days on market was 93, but that was 21 days longer than a year ago. Supply dropped to 3.6 months.
34109 sits east of US-41. It includes gated communities, some with golf and mandatory club fees, some without. They are not the same kind of place. A buyer comparing a golf community with a non-golf gated community here will find different fee structures and different buyer profiles.
34119: the most active ZIP code
The Real Estate Data Aggregator counted 249 homes sold in 34119. That is more than any other ZIP code in this group. Sales rose 21.5% year over year. The median sale price was $655,000, down 5.8%. Median days on market was 81, and that was actually 15 days shorter than a year ago. Supply sits at 3.4 months.
Nearly 1 in 5 homes in 34119 went under contract within two weeks of listing. The Real Estate Data Aggregator put that share at 19%, up 7.7 points from a year before. That is the largest jump of any ZIP code here. Not every home moved that fast. But a meaningful share did.
34110: prices up sharply, sales barely moved
34110 is the outlier. The Real Estate Data Aggregator put the median sale price at $867,500, up 39.9% from a year before. That is the only ZIP code in this group where the median price rose. Homes sold numbered 162, up just 5.9%. Pending sales fell 6.1% year over year. Median days on market was 99, down 26 days from a year ago.
A 39.9% price jump in one period is the kind of number that usually means the mix of homes sold changed, not that every home became worth 40% more. Fewer lower-priced homes in the sales mix can move the median up sharply. That is worth knowing before reading too much into it.
The national picture, for context
The Federal Housing Finance Agency reported U.S. home prices rose 2.4% from August 2025 to August 2026. North Naples is not the national average. Three of the four ZIP codes here saw median prices fall year over year, even as sales rose. The two numbers can move in opposite directions. They did here.
Season matters here
The three months ending August 31, 2026 are off-season months. Snowbirds are gone. Many gated and golf communities here run quieter in summer. Fewer listings come to market. Fewer showings happen. The numbers above reflect that slower season. Winter will look different, at least for now.
One more thing about inventory
The Real Estate Data Aggregator counted 614 new listings across North Naples in the three months ending August 31, 2026. That is down 7.1% from a year before. Fewer sellers came to market. That is part of why inventory fell. Buyers had 1,008 homes to choose from. A year ago there were more.
- North Naples closed more sales in the three months ending August 31, 2026 than it did a year before, up 23.5%.
- Inventory fell 23.8%.
- Median prices dropped in three of four ZIP codes.
- Days on market varied widely, from 81 days in 34119 to 130 days in 34108. The ZIP codes do not all tell the same story.
- One street can read differently from the whole area.
