North Naples sold more homes even as county values slipped
Here is the part that does not fit the headline. Gulf Shore Business reported that Collier County preliminary market values declined 3.23% in 2026, with higher interest rates named as the reason. At the same time, CNBC reported the average 30-year fixed mortgage rate reached 7.49% in early October 2026. That is the backdrop. Now here is what the Real Estate Data Aggregator counted in North Naples for the three months ending August 31, 2026.
That is up 23.5%, according to the Real Estate Data Aggregator. More deals closed here than in the same three months of 2025. Not every number points the same direction, though. Prices slipped in three of the four ZIP codes. Days on market stretched longer in two of them. So buyers are active, and they are also negotiating.
What each part of North Naples showed
North Naples covers four ZIP codes. They do not all behave the same way. The Real Estate Data Aggregator counted different results in each one for the three months ending August 31, 2026.

Sales volume jumped. Prices did not follow.
More homes sold, but the median price fell in three ZIP codes compared with a year earlier. The Real Estate Data Aggregator shows the 34108 area saw the sharpest drop, down 13% to $1,000,000. The 34109 area barely moved, down 0.8% to $620,000. The 34119 area fell 5.8% to $655,000. Only the 34110 area went the other direction, up 39.9% to $867,500. That last number is worth reading carefully. A jump that large in one ZIP code often reflects a shift in what type of homes sold, not a broad price surge.
Fewer homes for sale. More homes under contract.
The Real Estate Data Aggregator counted 1,008 homes for sale across North Naples, down 23.8% from a year earlier. New listings also fell, down 7.1% to 614. Fewer homes came to market. Fewer sat waiting. Pending sales reached 682, up 10.5% from the same period in 2025. Buyers are still writing contracts.
Homes are taking longer to sell in some areas
The 34108 area sat at 130 median days on market, 13 days longer than a year ago, according to the Real Estate Data Aggregator. The 34109 area reached 93 days, 21 days longer. Those are real stretches. The 34119 and 34110 areas moved the other way: 81 days and 99 days, both shorter than a year before. If your home is in a community where days on market grew, price is doing the work of sorting buyers.
The county picture behind these numbers
Gulf Shore Business reported on September 14, 2026 that Collier County preliminary market values declined 3.23% in 2026. Naples city preliminary values dipped 2.93% to $53.4 billion. Collier County taxable values still rose 3.35% to $170.3 billion, which reflects a different measure. These are county-level figures. They do not tell you what your specific home or community did.
CNBC reported on October 7, 2026 that the average contract rate for a 30-year fixed mortgage reached 7.49%. Realtor.com noted rates topped 7% in September 2026. That is the cost a buyer is carrying into every negotiation right now. It explains some of the price softness. It also explains why sellers who price carefully are still closing.
What quick-contract numbers say about demand
The Real Estate Data Aggregator tracked what share of homes went under contract within two weeks of listing. In the 34119 area, that share was 19%, up 7.7 points from a year ago. In the 34109 area, 13.7%. In the 34110 area, 13%, up 3.2 points. In the 34108 area, 12%, up 3.2 points. The right home at the right price is still moving quickly. At least for now.
