North Naples sold more homes even as fewer owners listed
The one fact that changes what a homeowner should do right now: the Real Estate Data Aggregator counted 731 homes sold across North Naples in the three months ending August 31, 2026, up 23.5% from the same period a year before. At the same time, homes for sale fell to 1,008, down 23.8%. More buyers. Fewer choices. At least for now.
Fewer listings came to market. Fewer homes sat waiting. Buyers still found ways to close. That combination is worth paying attention to if you are thinking about selling this winter season.
Each area reads differently
North Naples covers a wide stretch of unincorporated Collier County, from coastal Pelican Bay and Pelican Marsh communities east toward gated and golf communities well past I-75. The numbers below break that down by area. They do not all point the same direction.
| Pelican Bay area (34108) | Mid North Naples (34109) | North Naples east (34119) | Bonita Springs corridor (34110) | |
|---|---|---|---|---|
| Median sale price | $1,000,000 | $620,000 | $655,000 | $867,500 |
| Price change vs. year before | Down 13% | Down 0.8% | Down 5.8% | Up 39.9% |
| Homes sold | 157 | 163 | 249 | 162 |
| Median days on market | 130 days | 93 days | 81 days | 99 days |
| Months of supply | 5.1 | 3.6 | 3.4 | 5.3 |
The Pelican Bay area, tracked by the Real Estate Data Aggregator in 34108, had the highest median sale price at $1,000,000. That is still down 13% from a year before. Homes there took a median of 130 days to sell, the longest of any area here. Supply sat at 5.1 months. Not fast, not stuck, but slower than the rest of North Naples.
The 34119 area, which includes gated communities further east of I-75 such as Riverstone and Vanderbilt Country Club, moved the quickest. The Real Estate Data Aggregator put median days on market at 81 days, down 15 days from a year before. Supply dropped to 3.4 months. Nearly 1 in 5 homes, 19%, went under contract within two weeks of listing, up 7.7 points from a year ago.
The 34110 area, which runs toward the Bonita Springs border and includes communities like Mediterra and Kensington, showed the sharpest price gain. The Real Estate Data Aggregator put the median sale price at $867,500, up 39.9% from a year before. That is a large move. One number in one period. It does not tell you what happens next.
Sellers are getting closer to asking price, slowly
Across all four areas, the sale-to-list ratio stayed below 96%. Most sellers gave up something. The Real Estate Data Aggregator put the ratio at 93.2% in both 34108 and 34110, and 94.7% in 34109. The 34119 area came closest at 95.1%. Very few homes sold above list. In 34108, the Real Estate Data Aggregator counted just 1.3% of homes selling above list price.
One large office sale worth noting
Gulf Shore Business reported in October 2026 that the FineMark Bank and Trust building in North Naples sold for $24,100,000 in September. The six-story building on Laurel Oak Drive contains 41,712 square feet, according to Gulf Shore Business. For context, Gulf Shore Business also reported that the nearby Truist Building sold two years ago at $312 per square foot. That is a commercial transaction, separate from the residential market. But it is a signal that North Naples draws serious capital at more than one level.
Rates are not helping buyers
Realtor.com reported that mortgage rates topped 7% in September 2026. That is the backdrop for every buyer writing an offer in North Naples right now. It does not stop deals from closing. The Real Estate Data Aggregator counted 682 pending sales across North Naples in the three months ending August 31, 2026, up 10.5% from a year before. But 7% rates narrow what a buyer can afford. That matters when median prices run between $620,000 and $1,000,000 depending on where you are.
What this means for homeowners
Fewer homes listed. More homes sold. Supply fell in every area. That is a tighter market than a year ago. But days on market are still long in some areas, and prices dipped in three of the four areas the Real Estate Data Aggregator tracks here. More activity does not always mean higher prices. It means buyers are present. Whether they will pay what you want depends on your specific street and your specific home.
These are three-month figures ending August 31, 2026. That is the slow season in North Naples. Many gated and golf communities here are quieter in summer. Winter season brings snowbirds back, more listings go active, and competition tends to pick up. The numbers above are the floor, not the ceiling, of what season typically looks like.
