One part of Naples is moving faster than the beach side
These numbers cover the three months ending August 31, 2026. They come from the Real Estate Data Aggregator for this market, and from Realtor.com for the U.S. picture.
Realtor.com put the U.S. median days on market at 64 days for the week ending October 24, 2026. That is a useful benchmark. Then look at what the Real Estate Data Aggregator counted here.
The area east of 41, in the 34119 corridor, came in at 81 days. That is slower than the U.S. figure. But the City of Naples, west of 41, was a different story entirely.
The beach side is taking much longer
The Real Estate Data Aggregator counted 124 days on market in the 34102 area, which covers downtown Naples, Port Royal, and Aqualane Shores. In the 34103 area, covering Park Shore and the Moorings, it was 143 days. Both are west of 41, inside the City of Naples.
The 34103 area took 7 days longer than the same period a year before, according to the Real Estate Data Aggregator. The 34108 area, which includes Pelican Bay, took 13 days longer. The beach side is not speeding up. At least for now.
East of 41 is a different market
The 34119 area sits east of 41, in unincorporated Collier County. It holds gated communities and golf communities, not the small city lots you find west of 41. The Real Estate Data Aggregator shows median days on market there dropped 15 days from a year before, landing at 81 days.
That is still slower than the U.S. figure Realtor.com reported. But it is moving in the opposite direction from the beach side.
More homes sold. Supply fell. Days on market dropped. Prices slipped a little. That is what a market looks like when buyers are active but still negotiating.
The beach side: more inventory, slower pace
The Real Estate Data Aggregator counted 280 homes for sale in the 34102 area and 227 in the 34103 area. New listings rose nearly 19% in both areas from a year before. More supply, longer waits.
Prices held better there. The 34102 area saw a median sale price of $2,350,000, up 1.6% from a year before. The 34103 area came in at $1,075,000, up 4.4%. Buyers are paying. They are just taking their time deciding.
| 34102 (downtown, Port Royal) | 34103 (Park Shore, Moorings) | 34119 (east of 41) | |
|---|---|---|---|
| Median days on market | 124 days | 143 days | 81 days |
| Median sale price | $2,350,000 | $1,075,000 | $655,000 |
| Months of supply | 7.5 months | 6.3 months | 3.4 months |
| Homes sold | 115 | 110 | 249 |
Why this matters for pricing
A seller in the 34103 area who prices for the pace of the 34119 area will be disappointed. The wait is nearly twice as long. That is not a flaw in the market. It is the market.
The Real Estate Data Aggregator shows sale prices averaged 92.1% of list price in the 34103 area and 95.1% in the 34119 area. The gap is real. Pricing for the wrong part of Naples costs money.
These are summer numbers. This market is seasonal. Winter brings snowbirds back, more showings, and different competition. What you see here is the off-season floor, not the full picture.
- East of 41, the 34119 area moved at 81 days and 3.4 months of supply.
- West of 41, the City of Naples ran 124 to 143 days and up to 7.5 months of supply.
- Same Naples mailing address.
- Very different wait.
- Price for where you are, not for the market you heard about.
One street can read differently from the area around it. These numbers are a starting point, not the final word on your home.
