One part of Naples Midtown moved much faster than another
Naples Midtown is not one market. It is at least three, and two of them behaved very differently this summer. The Real Estate Data Aggregator counted 429 homes sold across ZIPs 34103, 34105, and 34104 in the three months ending July 31, 2026. That is up 24.3% from the same months of 2025. The overall number looks steady. The story underneath it does not.
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Naples Midtown did not move as one piece around that number. One part beat it. One part did not come close.

ZIP 34103: higher prices, slower pace
ZIP 34103 covers the area west of 41, including Park Shore, Moorings, and Coquina Sands. These are close-to-beach neighborhoods with no gated communities. Most original homes have been torn down and replaced. The Real Estate Data Aggregator put the median sale price here at $1,260,000 for the three months ending July 31, 2026. That is up 3.3% from the same period a year before. At least for now.
Homes here took a median of 107 days to sell. That is 8 days shorter than last year, which is movement in the right direction. Still, 107 days is a long time to carry a property. The average home sold at 92% of its list price. Nearly no homes, just 0.7%, sold above list. Sellers in 34103 are negotiating, not collecting offers.
One thing did improve sharply. The share of homes going under contract within two weeks of listing rose 4.1 points, to 8.3%, according to the Real Estate Data Aggregator. That is still a small share. But the direction matters.
ZIP 34104: lower prices, faster sales, higher close ratio
ZIP 34104 sits east of 41 and covers parts of unincorporated Collier County with a Naples mailing address. There are gated communities here, though not all are golf communities. The Real Estate Data Aggregator counted a median sale price of $435,000 for the three months ending July 31, 2026. That is up 19.2% from the same period a year before. Homes sold here closed at 95.1% of list price on average. That is the highest close ratio of the three ZIPs.
Median days on market in 34104 was 76 days. That is 3 days longer than last year, a small move in the wrong direction. But supply fell hard. The Real Estate Data Aggregator counted 186 homes for sale, down 26.2% from a year before. Less inventory with more sales tends to hold prices up. It did here.
ZIP 34105: the middle, with a price dip
ZIP 34105 sits between the two. The Real Estate Data Aggregator put the median sale price at $542,500 for the three months ending July 31, 2026. That is down 13.9% from the same period a year before. That is a real drop. It may reflect a shift in what sold, not necessarily a collapse in value. But a seller here should not assume last year's number still applies.
Homes in 34105 moved fastest. Median days on market was 62 days, 3 days shorter than last year. The share of homes going under contract within two weeks rose 4.4 points, to 15.2%. That is the highest two-week contract rate of the three ZIPs. Months of supply fell to 3.4, down 2.8 months from last year. Buyers here were moving.
What mortgage rates are doing to all of this
Freddie Mac reported the 30-year fixed-rate mortgage averaged 7.28% as of October 1, 2026. The 15-year averaged 6.60%. CNBC reported rates hit above 7.5% at their peak this week. That is the highest in three years. Higher rates do not stop sales. They slow the buyer pool and compress what buyers can offer. A home priced for last year's buyer may sit longer than the seller expects.
Supply dropped across all three ZIPs
The Real Estate Data Aggregator counted 578 homes for sale across Naples Midtown in the three months ending July 31, 2026. That is down 29.4% from the same period a year before. New listings rose 5.8% to 362. Sales rose 24.3% to 429. More buyers, fewer homes, more sales. That combination tightened the market even though prices did not all move the same way.
