One part of Naples Midtown moved very differently on price
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. That number is real. It is also almost useless if you own or want to buy in Naples Midtown. The three parts of this market moved in three different directions at the same time.
Three ZIP codes, three different stories
The Real Estate Data Aggregator counted sales for the three months ending August 31, 2026. One part of Naples Midtown saw its median price rise 25.7%. Another rose 4.4%. A third fell 11.4%. Same market. Same period. Very different results.
What the prices actually were
34103 covers Park Shore, Moorings, and the neighborhoods west of 41 and close to the beach. It carries the highest median price, $1,075,000, and the most days on market. 34104 and 34105 sit east of 41, with a different buyer pool and a lower price range. They are not the same kind of market as 34103, and the numbers show it.
How fast homes moved
| 34103 | 34105 | 34104 | |
|---|---|---|---|
| Median days on market | 143 days | 70 days | 68 days |
| Months of supply | 6.3 months | 4.3 months | 4.2 months |
| Homes sold | 110 | 100 | 135 |
34103 sat at 143 median days on market, according to the Real Estate Data Aggregator. That is 7 days longer than the same period last year. 34104 and 34105 both came in near 70 days, and both moved faster than a year ago. Slower days do not mean nothing sold. 34103 still closed 110 homes. It just took longer.
Sellers got close to list, but almost nobody got above it
The Real Estate Data Aggregator put the average sale-to-list ratio at 94.5% in 34104, 93.8% in 34105, and 92.1% in 34103. Sellers are getting most of their ask. Not all of it. Above-list sales were rare across all three areas. In 34103, only 0.9% of homes sold above list price. In 34104, only 0.7%. 34105 was the highest at 4%, still a small share.
Inventory fell across the board
The Real Estate Data Aggregator counted 551 homes for sale across all three ZIP codes combined, down 25.8% from the same period last year. Every part of Naples Midtown had fewer homes available. 34105 fell 31.2%. 34103 fell 27.9%. 34104 fell 17.9%. Fewer choices for buyers, but prices did not all respond the same way.
Pending sales tell a mixed story too
The Real Estate Data Aggregator counted 309 pending sales across Naples Midtown combined for the three months ending August 31, 2026, up 3.3% from a year before. But inside that number, 34103 pending sales were up 44.6%, while 34104 and 34105 were both down. 34104 dropped 10.9%. 34105 dropped 9.2%. The combined number smoothed over a real split.
The national rate is sitting high
Freddie Mac reported the 30-year fixed-rate mortgage averaged 7.24% as of October 29, 2026. The 15-year averaged 6.60%. Those rates shape what buyers can qualify for. In a market where 34103 medians sit at $1,075,000, the monthly cost of financing is not a small number. At least for now, rates are not moving much.

- The comp set you are in matters more than the headline.
- One street can read very differently from the ZIP code around it.
