Pelican Bay and Pine Ridge got tighter, even with slower closings

By Agnes Zak
Real estate, Pelican Bay & Pine Ridge

These numbers are from the three months ending August 31, 2026. That matters, because this is the off-season. Pelican Bay and Pine Ridge are quiet in summer. What happened here anyway is worth paying attention to.

The Real Estate Data Aggregator counted 157 homes sold in ZIP 34108, up 34.2% from the same three months in 2025. At the same time, the number of homes for sale fell 28.9%, to 261. More buyers, fewer choices. That is the short version.

Days on market: slower than the wider area

Gulf Shore Business reported a median of 100 days to close across the wider market area in August 2026. The Real Estate Data Aggregator put the median days on market for Pelican Bay and Pine Ridge at 130 days, 13 days longer than the same period in 2025. Homes here are taking more time. That is not a surprise in summer. It is still worth knowing.

Price: down from last year, but sellers are closing closer to ask

The Real Estate Data Aggregator put the median sale price in ZIP 34108 at $1,000,000 for the three months ending August 31, 2026. That is down 13% from the same period in 2025. Prices pulled back. That is a real number, not a rounding error.

Even so, the average sale-to-list ratio came in at 93.2%, up 1.4 points from a year before, according to the Real Estate Data Aggregator. Sellers gave up a little less ground on price than they did in 2025. At least for now....

Only 1.3% of homes sold above list price, the Real Estate Data Aggregator shows. That is up 1.3 points from 2025, but it is still a small slice. Almost no one is bidding over ask here.

New listings are down, and that shapes what buyers find

The Real Estate Data Aggregator counted 119 new listings in the three months ending August 31, 2026, down 15.6% from 2025. Fewer owners are putting homes on the market. That keeps the pool tight. Buyers who are watching Pelican Bay or Pine Ridge closely are watching a smaller set of options than last year.

The Real Estate Data Aggregator also shows that 12% of homes went under contract within two weeks of listing, up 3.2 points from 2025. A small share, but growing. The right home, priced right, still moves.

What is happening nationally matters here too

Realtor.com reported that mortgage rates topped 7% in September 2026, the first time since January 2025. That slows buyers everywhere. It is one reason homes in this price range are taking longer.

Realtor.com also reported that 20.8% of listings nationally had price reductions in September 2026, the highest share since October 2022. That is the national picture. Pelican Bay and Pine Ridge are not the national market. But buyers here read the same headlines.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Nationally, prices are still moving up, slowly. This ZIP code moved the other way on median price. Two markets can do different things at the same time.

One more local data point worth noting

Gulf Shore Business reported in October 2026 that Commerce Bank purchased the FineMark Bank and Trust building in Pelican Bay for $24,100,000. The sale is expected to reset the local office market at about $560 per square foot. That is a commercial transaction, not a home sale. Still, it says something about where institutional money is landing in this part of North Naples.

In short
  1. Pelican Bay and Pine Ridge sold more homes this summer than last, with fewer homes to choose from and less time on the shelf before the right ones moved.
  2. The median price fell 13%, but sellers closed closer to their asking price than a year ago.
  3. Nationally, rates crossed 7% and price cuts are more common.
  4. Here, the picture is tighter than the national one, and quieter than the winter season will be.
