Prices fell, but deals did not stall in Pelican Bay and Pine Ridge

The number that matters most right now is not the price drop. It is the sales count. The Real Estate Data Aggregator counted 157 homes sold in Pelican Bay and Pine Ridge in the three months ending August 31, 2026. That is up 34.2% from the same months in 2025. Prices fell, and buyers still showed up.

Gulf Shore Business reported that Collier County real estate market values declined 3.23% in 2026. In Pelican Bay and Pine Ridge, the Real Estate Data Aggregator puts the median sale price at $1,000,000 for those three months. That is down 13% from a year before. The county dipped. This area dipped more. At least for now....

More buyers moved, but they took their time

The Real Estate Data Aggregator shows median days on market at 130 days. That is 13 days longer than the same period last year. Homes sold faster at the national level than they did here. Buyers in Pelican Bay and Pine Ridge are active, but they are not rushed.

Gulf Shore Business reported a median time to close of 100 days across the area in August. The Real Estate Data Aggregator puts the median days on market in this ZIP at 130 days for the full three-month window. The gap is real. This is not a quick-close market right now.

Sellers accepted less, but not much less

The Real Estate Data Aggregator puts the average sale price at 93.2% of list price. That is up 1.4 points from a year ago. Sellers are pricing closer to where buyers will land. That is a small shift, but it is in the right direction.

Only 1.3% of homes sold above list price, the Real Estate Data Aggregator shows. That is up 1.3 points from a year ago, but it is still a small share. Most sellers here are not getting over-ask offers. A few are, which was not happening much before.

Fewer homes for sale, fewer new ones coming on

The Real Estate Data Aggregator counted 261 homes for sale in the three months ending August 31, 2026. That is down 28.9% from the same period last year. New listings fell too, down 15.6% to 119. Less supply, more sales. That combination is what pulled months of supply down 4.5 months to 5.1 months.

What the national picture adds

Realtor.com reported that mortgage rates topped 7% in September 2026, the first time since January 2025. That is a real headwind for buyers who need financing. Pelican Bay and Pine Ridge skew toward cash-heavy buyers, but rates still shape the market at the edges.

Realtor.com also reported that 20.8% of listings nationally had price reductions in September 2026, the highest share since October 2022. The Federal Housing Finance Agency put U.S. house prices up 2.6% from July 2025 to July 2026. Nationally, prices are still rising. Here, they fell 13%. This area is moving differently from the country.

What this means for owners and buyers

For owners: the price drop is real, down 13% by the Real Estate Data Aggregator's count. But 157 homes still sold, and pending sales are up 20%. Buyers are here. They are just more selective on price than they were a year ago.

For buyers: 12% of homes went under contract within two weeks of listing, up 3.2 points from a year ago, per the Real Estate Data Aggregator. The well-priced homes are not sitting. The ones that linger are telling you something about their price.
