Sales rose even as new listings slipped in this market

The number that matters most right now: the Real Estate Data Aggregator counted 1,056 homes sold across the primary market in the three months ending August 31, 2026. That is up 16.6% from the same three months a year before. Buyers are still showing up. That part is real.

But Gulf Shore Business reported that closed sales in August alone fell to 448, down from 528 in July. So the three-month total is strong, and the single month is softer. Both things are true at the same time.

Fewer listings, more sales: what that means

The Real Estate Data Aggregator shows new listings across the primary market slipped 2.2% compared with the same three months of 2025. At the same time, homes for sale dropped 22.6%. Sales went up. Choice went down. That combination puts quiet pressure on sellers, in a good way, at least for now.

The National Association of Realtors reported existing-home sales fell 2.0% month over month in August 2026 nationally. Year to date through August, they are up 1.6%. The national picture and the local picture are pointing the same direction: slow and steady, not sharp.

Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year fixed averaged 6.73%. Rates above 7% make monthly payments heavier. That slows some buyers. It has not stopped them here, based on what the Real Estate Data Aggregator counted.

The market is not one place

The primary market covers very different areas. West of 41 is the City of Naples: downtown, Park Shore, Moorings, Coquina Sands, Aqualane Shores, Port Royal. No gated communities. Prices there are among the highest in the market. East of 41 is unincorporated Collier County, with gated communities, golf communities, and larger lots. The numbers below show how different each area reads.

Where sales moved fastest

The Real Estate Data Aggregator counted 163 homes sold in the 34109 area in the three months ending August 31, 2026, up 39.3% from a year before. That area covers North Naples, with communities like Pelican Marsh and others east of 41. Supply there dropped to 3.6 months, down 2.6 months from a year ago.

The 34108 area, which includes Pelican Bay, saw 157 sales, up 34.2%. Pelican Bay is its own kind of place: residents have access to private beach amenities, two restaurants, chair service, and a tram to the beach. The beach itself is still public, but those amenities are not. Supply there fell to 5.1 months, down 4.5 months from a year before.

The 34119 area, which runs west of Collier Boulevard and includes communities like Riverstone and others in North Naples, had the most sales of any single area: 249 homes, up 21.5%. Median days on market there was 81 days, 15 days shorter than a year before.

Where things moved more slowly

The 34102 area, which covers Port Royal, Aqualane Shores, downtown Naples and nearby neighborhoods west of 41, had 115 sales, down 2.5% from a year before. The median sale price there was $2,350,000, up 1.6%. Median days on market was 124 days, though that is 27 days shorter than a year ago. Sellers are still waiting, just not quite as long.

The 34103 area, covering Park Shore, Moorings, and Coquina Sands west of 41, had a median of 143 days on market. That is 7 days longer than a year before. Sales there rose 14.6%, but the pace of individual homes selling is not quick. Price there matters a great deal.

One number that surprised me

The 34110 area, which covers communities along the North Naples coast and inland, had a median sale price of $867,500. That is up 39.9% from a year before, according to the Real Estate Data Aggregator. That is a big move. It does not mean every home there jumped in value. It can mean the mix of what sold shifted toward higher-priced homes. Worth knowing before you use that number to price anything.

What Collier County's overall values show

Gulf Shore Business reported that Collier County's countywide property market value reached $217.7 billion in 2026. Taxable values came in at $170.3 billion. At the same time, Gulf Shore Business also reported that real estate market values in Collier County declined 3.23% in 2026 compared with the year before. Sales volume up, values down slightly. That is not a contradiction. It is just what this market is doing right now.

Rates are not helping buyers

Freddie Mac reported the 30-year fixed rate averaged 7.40% as of October 8, 2026. The 15-year fixed averaged 6.73%. Trying to time a purchase around rate moves is like waiting for a perfect weather day in August here. You can wait. The market does not always wait with you.
