This part of Naples got tighter even as prices slipped

The Wall Street Journal reported on October 23, 2026 that a waterfront compound in Boca Raton listed for $125 million. This part of Naples moved the other way. The Real Estate Data Aggregator counted a median sale price of $655,000 in 34119 for the three months ending August 31, 2026. That is down 5.8% from the same months a year before.

Less supply did not lift the price. That is the part worth sitting with for a moment.

Supply fell hard. Prices followed anyway.

The Real Estate Data Aggregator counted 280 homes for sale in 34119 during this period. That is down 27.6% from a year before. New listings dropped too, down 8.8% to 217. Months of supply fell 2.4 months to just 3.4 months. By most measures, this looked like a tighter market. At least for now....

More homes sold, and they sold faster.

The Real Estate Data Aggregator counted 249 homes sold in 34119 in the three months ending August 31, 2026. That is up 21.5% from the same period a year before. Median days on market fell 15 days to 81 days. Pending sales rose 8.9% to 232. Nearly 1 in 5 homes went under contract within two weeks of listing. That share was up 7.7 points from a year before.

Buyers were not paying over list.

The Real Estate Data Aggregator put the average sale-to-list ratio at 95.1% for this period. That is up 0.7 points from a year before, which is a small gain. Only 4% of homes sold above list price. That share rose 2 points, but 4% is still a low number. Most sellers took something off. Pricing still needs care, even with supply this tight.

What the national picture says, and where 34119 differs.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Zillow forecast full-year 2026 home value growth at just 0.7% nationally. Zillow also reported newly pending existing home sales dropped 12.8% year over year on a rolling weekly basis. In 34119, pending sales went the other way, up 8.9%. This part of Naples did not follow the national trend on demand. It did follow it on price moderation.

CNBC reported on October 23, 2026 that a monthly payment on a 30-year fixed mortgage on a median-priced home was roughly 33% of a median family's income in 2025. That same share was 26% in 2022. CNBC also reported on October 21, 2026 that the average contract interest rate for a 30-year fixed mortgage decreased to 7.41%. That is a small move. It is not a turning point. Affordability is still the weight every buyer carries into this market.

What this means if you own a home in 34119.

34119 sits east of I-75, in unincorporated Collier County. It holds gated communities, golf communities, and non-golf gated communities. Some carry mandatory club fees. Some do not. The market inside each development can read very differently from the ZIP code as a whole. A community that is quiet in summer can look nothing like one that stays active year-round.

The Real Estate Data Aggregator counted 19% of homes going under contract within two weeks of listing in 34119. That is up 7.7 points from a year before. But 81 days was still the median time on market. Both things are true. Some homes moved fast. Others did not. The ones that moved fast were almost certainly priced right from the start.

In short
  1. 34119 had fewer homes for sale, more homes sold, and faster sales than a year before.
  2. The median price still fell 5.8% to $655,000. Lower supply did not fix a price that needed fixing.
  3. One street, one development, one price point can read very differently from the ZIP code number.
